New Listing Brackla, Bridgend
The property is located in Brackla, Bridgend.
It is a 4 bedroomed detached property with an open plan kitchen, large lounge and dining room with an enclosed tiered garden to the rear and garage with driveway, close to J35. The property is fully managed by Porters.
What we did:
The property was a new listing with Porters from a previous Landlord looking to use our fully managed services due to the regulation changes in Wales and after managing the property themselves.
A rental valuation appointment was carried out by Porters and advice given to the Landlord on works required to LET the property under the new regulations for renting a home in Wales.
Contractors were instructed to carry out an EICR, EPC, gas checks and install mains smoke alarms on each floor of the property, carbon monoxide alarms were also installed near gas/solid fuel burning sources.
There were significant improvements required at the property due to the length of time the previous Contract Holders had been there. Porters made arrangements at the Landlord’s request to arrange for painting and cleaning to be carried out ahead of marketing to ensure the property was of a high standard.
Cleaning and maintenance issues addressed within 2 weeks of valuation appointment.
Images were taken for marketing as soon as the property was ready and a viewing slot arranged for appointments.
Viewings were carried out on 3 separate occasions including over the Christmas and New Year period. On the final appointment several suitable applications were emailed for consideration by the Landlord.
Once the Landlord accepted the application, references were applied for with our external referencing company with results emailed to us and the Landlord for approval.
An Occupation Contract was created by Porters, sent to both Landlord and Contract Holders for signing.
Move in checks and reports were conducted by Porters ahead of the new Contract Holders provisional move in date. As a new listing a full inventory was created with images to document the standard of the property.
Once contracts were signed by all parties and funds received for rent and deposit, keys were released to the Contract Holder with relevant information to support a smooth move in transition.
The results:
1. 3 separate viewing slots due to unsuitable applications.
2. Contract in place 48 days after initial rental valuation, including maintenance improvements, Christmas and New Year.
3. Turnaround = 36 days from marketing to move in, including Christmas and New Year.
