Contract Holder's Fees
Holding Deposit:
This £100.00 Holding Deposit is a refundable payment requested from the Contract Holder to demonstrate a commitment to rent the property whilst referencing checks take place.
The Holding Deposit will be refunded:
- Once you enter into a Fixed Term Standard Occupation Contract before the deadline for Contract.
- If the Landlord decides to not rent the property.
- A Contract is not reached in time and you the Applicant(s) are not at fault.
The Holding Deposit will not be returned if:
- You provide false or misleading information which reasonably effects the decision to let the property to you.
- You withdraw from the proposed Contract or fail to take all reasonable steps to enter a Contract within 15 days of your holding fee being paid.
- You don’t respond to reasonable requests for information required to progress the Contract when Porters and the Landlord have taken all reasonable steps.
- Your references fail the required checks.
Security Deposit:
One month’s rent plus £100 - This covers damages or defaults on the part of the Contract Holder during the contract.
Late Rent:
If any installment of Fixed Rent or any Additional Rent is not paid on or before the date the same is due, it shall bear interest at a rate of 2% above the Bank of England base rate from day 14 of the amount being overdue. The interest will accumulate on a daily basis until the full amount has been paid.
Lost Keys:
Contract Holders are liable for the cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the Contract Holder, Landlord and any other persons requiring keys will be charged.
Early Termination of Contract:
Should the Contract Holder wish to leave their contract early, they will be liable to the Landlord’s costs in re-letting the property as well as all rent due under the Contract until the start date of the replacement Contract. These costs will be no more than the maximum amount of rent outstanding on the Contract.
Useful Information and Emergency Contact Details
1. Please set up a standing order to pay your rent so that we receive it on the date on your Contract. Please contact the office to confirm the bank details.
2. Change all utilities and council tax into your name and set up a payment plan.
3. We will contact you in most instances by email using the address you have given on your online application. If you would like us to use a different email address please notify us at bridgend@porters-uk.com giving your name and your property address.
4. You will be contacted by email approximately every 4 months to carry out your self assessment report and arrange a routine management visit of your home. Instructions on how to use the KPR portal will be sent to you and you can then submit the report to us.
5. All maintenance issues must be reported online at https://porters.kpr.global/maintenance/ with access granted to contractors promptly to carry out repairs.
6. Your deposit registration certificate will be emailed to you within a few days of your Contract start date.
7. If any mail comes to the property for your Landlord, please re-direct to the address on your Contract. If any mail comes for any other name, please put it back in the post box with ‘not at this address’ written on it.
8. For emergencies only, our plumber is Celtic Plumbing and the number is 07507 713245, our electrician is Lektromek on 07968 725071 and A1 locksmith is 01656 648815. Please note these numbers are to be used in an emergency only during out of office hours, all other maintenance issues must be reported via KPR.
9. If you can smell gas please ring the gas emergency number 0800 111 999. For water leaks please ring Welsh Water on 0800 281 432.
10. If you don’t know who the gas supplier is for your house you can ring Meter Point Administration Service on 0870 608 1524 and for the electric supplier ring 0800 0963080.
