New Listing South Side, Bridgend.

The property is located on the South Side of Bridgend.

It is a 3 bedroomed terraced property with a kitchen, large lounge and dining room with an enclosed garden to the rear, close to the town centre. The property is fully managed by Porters.

What we did:

The property was a new listing with Porters from a Landlord who had lost confidence in his current Agent after the  Contract Holders moved out. The property had been vacant for 6 weeks which meant no income for the Landlord. The client was looking to use our fully managed services.

A rental valuation appointment was carried out by Porters with advice given to the Landlord on the standards at the property. We felt that the property was below market standard and needing updating cosmetically as well as legally to ensure that all new regulations for renting a home in Wales were being adhered to.

Contractors were instructed to repaint, deep clean throughout, clear gutters and drains filled with weeds and moss, carry out necessary repairs, and also replace the kitchen.  As no safety certificates were in place, we instructed an EICR, EPC, gas certificate to be carried out and also to install mains smoke alarms on each floor of the property and carbon monoxide alarms next to fuel burning sources.

All initial minor maintenance issues, painting and cleaning were completed within 2 weeks of collecting the key from the prior agent.

Images were taken for marketing as soon as the property was ready and a viewing slot arranged for appointments.

Viewings were carried out on multiple occasions over the course of improvements being made. On the final appointment a suitable application was emailed to the Landlord for consideration.

Once the Landlord accepted the application, references were applied for with our external referencing company with results emailed to us and the Landlord for approval.

An Occupation Contract was created by Porters, sent to both Landlord and Contract Holders for signing.

A move in report was produced by Porters ahead of the new Contract Holders provisional move in date. A 60+ page document inventory was created with images to confirm the standard of the property for the Contract start date.

Once contracts were signed by all parties and funds received for the rent and deposit, keys were released to the Contract Holder with all relevant information to support a smooth move in transition.

The results:

1. 18 days from key collection from prior agent to initial viewing appointments following property maintenance and improvements arranged by Porters on behalf of the Landlord.

2. Contract in place 72 days after initial rental valuation appointment due to high level of improvement needed.

3. Turnaround = 90 days from key collection from prior agent, 70 days from marketing to move in, 20 days from viewing appointment to move in.
