Relisting Broadlands, Bridgend
The property is located in Broadlands, Bridgend.
It is a 2 bedroomed semi detached property with an open plan lounge/diner/kitchen and an enclosed rear garden driveway parking and a garage, close to J35. The property is fully managed by Porters.
What we did:
The Contract Holders provided their notice of 30 days due to purchasing their own home. Discussions were held with the Landlord regarding current market values and it was agreed the property would be remarketed with a rent increase of 19%.
Arrangements were made for new images to be taken for remarketing and a viewing slot arranged with the consent of the current occupiers.
Viewings were carried out and applications emailed in for consideration by the Landlord.
Once the Landlord chose the application they wanted to proceed with, references were applied for by with our external referencing company with results emailed to us and the Landlord for approval.
The exiting Contract Holders moved out, the appropriate reporting was undertaken to assess the standard of the property and any issues were dealt with in accordance with the law, RSW and TDS.
An Occupation Contract was created by Porters, sent to both Landlord and Contract Holders for signing.
Move in checks and reports were conducted by Porters ahead of the new Contract Holders provisional move in date. As a relisting a full inventory was created with images to document the standard of the property.
Once contracts were signed by all parties and funds received for rent and deposit, keys were released to the Contract Holder with relevant information to support a smooth move in transition.
The results:
1. 15 viewing appointments were carried out within 2 weeks of the Notice being received.
2. Maintenance and updating issues reported to the Landlord at the point of move out, all dealt with prior to the new Contract commencing reducing any inconvenience for ingoing Contract Holders.
3. New Contract Holder in place 3 days after the property became vacant, thereby reducing the Landlords loss of income.
4. Turnaround = 17 days from remarketing to move in.
