Relisting Parc Derwen, Bridgend
The Property is located in Parc Derwen, Bridgend. It is a 2 bedroomed semi detached with a kitchen to the front, lounge diner to the back, garage and ensuite with easy access to junction 36. The property is fully managed by Porters.
What we did:
The contract holder provided their notice of 30 days.
Discussions were held with the Landlord regarding current market values and it was agreed the property would be remarketed with a 10% increase due to the current market value. Arrangements were made for images to be taken and a viewing slot arranged.
The Landlord requested a period of time to fully redecorate the property prior to a new Contract Holder moving in so viewing appointments were held following a completed Check Out report.
A first set of appointments were held following the property becoming vacant but no suitable contract holder was found.
A further 2 appointments were held and a suitable contract holder was chosen by the Landlord.
References were sent off and approved.
The original Contract Holder vacated the property and returned the keys and move out checks were undertaken to assess the standard of the property was in good order with no issues to report for deduction from the deposit. The Check In report was used as a comparison and no issues were found so a full deposit refund was arranged.
Decorating and any maintenance was carried out by the Landlord following completion of the Check Out report.
Move in checks were conducted to create a full inventory in preparation for the new contract holders to move in.
The results:
1. Following the 30 day notice period, 3 sets of block appointments were held. This was to allow for the Landlord to carry out a full redecoration of the property.
2. New Contract Holder in place 40 days after previous Contract Holder had vacated.
3.Turnaround = 44 days from marketing to move in, 22 days from viewing to move in.
